Sign a RERA Form or NOC Listing Form in order for your broker to list the property. This will give us permission to market your property. Be ready to submit your Title Deed, Passport or Emirates ID to complete your broker’s due diligence.

Consider to give exclusivity to your broker. Exclusive Listings give your broker the security to invest more time and money into marketing your property which will help you get the best result.

Make sure to declutter your property before the professional photoshoot. Your broker should advise you how to make your property looks more appealing to clients. Make sure the property is in best condition before a potential client comes to view.

As a Land lord, make sure that your property is free from any encumbrance that would prevent the tenant for a smooth move in.

RENT INCREASE NOTICE

The Real Estate Regulatory states that the Landlord must provide a 90 days’ notice regarding any changes to the rent contract terms and condition or increasing the rent amount if allowed by RERA calculator.  Tenants can legally refuse a rental amount increase if a 90 days’ notice was not provided by the landlord. No notice means that a landlord cannot raise the rent

VACATING NOTICE

Landlord must give 12 month notice of Eviction by Notary Public in Dubai Courts; 1. If the Landlord wants to sell the property; 2. If the Landlord wishes to use the property for his own personal use or direct relatives (Landlord must have a proof that he has no other properties for that use) Note that If eviction granted for personal use, property cannot be rented for 2 years for residential and 3 years for commercial. 3. If the property requires demolition or major renovation that cannot be completed while occupied by Tenant (Technical Report required)
